Ravino, To make black money white, there are so many better ways. This way, i doubt whether they can make any black white. If anybody in India hold the property for three years, and the other party is ready to give everything in white, they can make all the money white by paying 10% longterm capital gain in real estate. |

Ravino, I agree with you that they may have more land around there. Then they have two options. a) sell what ever land they may have around that area and ready to loose 5 crores deposit b) sell their land, and take bank loan and try to make 200%-300% return on their original investment, ie they will invest 100 crores their own money, and banks will invest other 400 crores. Hope they can get revenue of 700 crores, and after paying around 50 crores for interest, they may be left with 250 crores cash. That means they make make 150 crores on their 100 crore investment. For this to work, every thing has to go smoothly. More than anything, when they go for 10+ floor apartments, they cannot get away from leaving about half the space for basic amenities. In Last year March when I went to India, they were telling that shopping malls are not profitable for the investment you put in. |

If you take 1000 apartments, the constructed area should be 1000*2000 = 20 lkh square foot. If they charge 3000/sqft, they can make 600 crores. The construction cost for 20lakh sqft would be 20lkhs*750/sqft= 150 crores. Land cost+ registration= 330+33= 350 crores+ Construction cost = 150 crores Total cost = 500 crores. If they sell 1000 apartments, each with 2000 sqft at the rate of 3000rs/sqft, it gives them 600 crores. Generally they get 2.5 times the size of the land as the sellable area for apartment construction, but take this as a special case. One acre=4880 sqyds=4880*9=43920 sqft for 5 acres= 43920*5=219600 sqft For 10 floors= almost 22 lakh sqft. To get 22lakh square footage, they have to use complete 5 acre land, with out even inch space left and have to construct 10 floors. I am wondering how many people wants to leave in an apartment jungle after paying premium |

They Can construct Shopping Mall in One acre, Apartment complex etc in rest of the place.. Apartment rates are tuching high and they are in between 60 lakhs to 80 lakhs in hyd.. if they can construct 1000 aprtments then it willbe breakeven for them.. Nagarjuna group bought 7 acres jubilee hills land for 330+ crores. What do you guys think they are going to do in that land? Construct shopping mall or construct lavish apartments or ? In my opinion it is very tough to even breakeven unless they go for 15+ floors apartments. If they do, are people in Hyderabd ready for that?As the city improves, jubilee hills may very well loose appeal. Hyd and Bangalore cannot be compared to Bombay, because there is no space left in Bombay and where as Bangalore and Hyderabad can spread in all directions. Inspite of all these parameters, apartment market in Bombay is very flat in the last few years. Raheja group is the best in that rich apartment market segment. |
