Real estate lo first choodalsindi location. There is a saying about real estate, three important rules: location, Location and location. And average home in good location is far better than best house in average location.
Once you selected the best location, based on your spending limits try to get the kitchen and bathrooms fully upgraded. When you want to sell your home,these two are main selling points. I did not buy a new home and don't have much experience in builder negotiations. I renovated entire home and developed the basement though. No carpets in my home, complete hardwood and cork in basement.
Stucco is nice and maintenance free. Tankless heater may not be really practical, check the details on capacity. Ignore mass'ssuggestion about solar heating unless you are living down south US.
Oak or maple doesn't matter as long as you buy good quality made in Canada stuff. I put natural redoak in entire home. Tiles in bathrooms, laundry room and foyer. Granite countertops and fireplace. Go for good back splash to match the granite. In bathrooms, make sure you have good big size tiles in the shower and tub areas. Small tiles will be pain in the butt to clean. Make sure you have good size walkin closets in bed rooms. 8ftdoors for 9ft ceilings is a bad idea. You need to go for at least 10.5 ft ceilings in that case. Go for open style stair case, not covered with wall. Nice spindles on stairway supports enhances the look. If possible go for wood trim instead of mdf. Kitchen cupboards should be solid wood, not veneers and woods combination. Crown moldings on he cabinets. Remaining are all personal tastes.
Coming to finances, paying CMHC insurance is complete waste. Put down 20% and don't listen to the US guys. We don't have the luxury of tax breaks on mortgage interest like them and it's better to pay as low interest as possible. Now you can get 3% locked for 5 years closed. Good luck. |

Its a package deal, builder offered $$$ for spending towards upgrades and am planning to get all the upgrades done within those $$$.

Upgrade the carpet pad, it will be very useful, generally carpets will last upto 10 years , and again unless you are going to stay in the house you will not recover it

What is your budget and what is cost of the neighbour hood and what is your next door homes paying ? How long are you going to stay in the house ?
Any upgrade that builder will make 100% profit, if it is a inventory home then it is ok , else you will not recover the money for all the upgrades you are going to put in the house , unless your building in a place where there is high demand for it

Thanks Bro for the quick suggestion. Ee structural changes antey ememi untaayi? Here is what I understood that are part of structural changes:
(1) Upgrade to 200 AMP
(2) Any wall changes etc (replace walls with columns)
(3) 8 feet doors in the main floor
(4) Provision for Tank less water heater
(5) Convert Tub to Stand-In Shower - which is better in your opinion? Tub or a Stand-In shower?
(6) Additional lift fixtures/switches etc.
