with condo fees and other expenses, he is making good money, But he complains lot of maintenance keep coming and needs to be addressed. He gave to rental agency and they charge some money..
But on flip side he had bad experiences too with renters defaulting, not paying rent, and lost some money.
Giving to right persons is key.. Else you will loose money.

I never did this but few people I know did/doing it. some have done well some lost a bit.
