not about market timing perspective, it would be a zero sum game because I have to sell my existing house too. I am struggling between 2 ideas; one is buy a half acre lot and pay it off in next 2 years. Build the house in the third year, that will line up with my second kid's schooling. Sell the existing house close to the finish of new home. The other idea is to just look for a better house this year. Pros and cons in both ideas, will figure out in next few weeks

Gotcha:
I am looking in Saskatchewan (it's a province in Canada) where farm land is cheap. of course rental income from that farm land is also low. however, they have a restriction that non canadians would not be able to buy farmland. that kept the prices artificially low. once they lift (again very long term view), the prices will go up quite a bit. that province has lot of good farming land and they grow all kinds of pulses and grains; their biggest exporting destination - India.
there you can get a decent quality quarter section (160 acres) for $300k range.

its a farm land and we continued with the farmer that previous owner hired. they rotate the crops between corn, soybeans, wheat ets. last year corn ee year soybeans. income you get from that is barely enough for carrying costs like property tax and interest on capital. as I said it's not for the short term. however, we got lucky and bought under the market price. owner was in a hurry to sell (they owned this in their family since 40's) and a deal with someone else didn't go through due to financing issues. we bought it with cash and no conditions. I think we will get at least 600k if we sell it now.
ika wine yard conversion is not an easy task, you need lot of capital. proper drainage system install cheyyali first for wine yard.
our exit strategy is to wait for the zoning restrictions to change. then lot of upside.

valuations are conservative in India.
huge growth opportunity based on the domestic market alone.
less competition, as we have fewer companies
also, Indian population do not have too much exposure to stocks. so less buyers, which makes even low valuation? |
