ika Toronto and Vancouver have organic demand from new immigrants. land availability for development is less and the reasons stated below on top of this demand making things worse. but if the interest rates start raising, even by 100bps and stock market corrects say 20%, lot of these speculators will be in deep trouble |

ultra low interest rates, savings from last year with no travel, entertainment, vacations etc., easy lending, gains from stock market last year - I think these are the reasons for housing boom. |

my friend who is a realtor says these days are crazy, for a house that is rightly priced at 570K, the owner wanted to list as 610K and to all his surprise house was sold at 619k with multiple offers going to same price.
People are crazy.

People simply brought a house in different names, and after that stopped caring altogether, and now vancouver/toronto are some of the highest priced places in the world
only solution to keep property values is to start building a lot more. Not just poor housing, or rich housing but give permission to build anything. Boston follows this model and has reasonable housing costs for an international city |

last week antha media housing crisis full coverage. 1946 house in Washington DC with 1800 Sq. Ft got 88 offers. In that 77 offers are all cash paid on closing day. Highest bidder offered all cash of 465k. house sold 70% higher than what originally listed anta.

home building cost shot up considerably. New homes in NC which used to cost 700k are now minimum 900k territory
old homes price adjusted consequently. Little bit of respite now, red hot market became just hot |
